Terms of Service

These Terms of Service ("Terms") govern your access to and use of LandVault (landvault.ca), a platform operated by Solar Muster Inc. (Ontario Corporation No. 2601192), Aurora, Ontario, Canada ("we", "our", "LandVault"). By using LandVault, you agree to these Terms in full.

1. Description of Services

LandVault provides preliminary construction and development cost estimating tools for Canadian real estate projects. Services include:

• Free tools — Development Charges Explorer, Construction Cost Index (BCPI), Permit Timeline Tracker, and Cash Flow Model summary.
• Complete Project Bundle — Class 3 Project Cost Estimate Report plus full monthly draw schedule and Excel export ($34.99 CAD).

2. Payment Terms

The Complete Project Bundle is priced at $34.99 CAD (plus any applicable taxes). Payment is processed securely by Stripe, Inc. LandVault does not store your credit card or banking information.

Due to the instant digital delivery of reports, all sales are final. Refunds are not provided except where required by applicable consumer protection law. If you believe there was an error with your report, contact us at info@landvault.ca within 14 days of purchase and we will review your request.

3. Nature of Estimates — Important Disclaimer

All estimates and cost projections produced by LandVault are for preliminary planning purposes only. They do not constitute professional quantity surveying, engineering, architectural, financial, or cost consulting advice, and should not be relied upon as such.

LandVault estimates are Class 3 in nature, carrying an inherent accuracy range of approximately ±10–15%. Actual project costs will vary based on site-specific conditions, finishes and specifications, contractor pricing, subcontractor availability, material costs, market conditions, and timing. Always engage a licensed quantity surveyor, general contractor, or professional engineer before making any capital commitment.

4. Data Sources and Accuracy

Construction cost index data is sourced from Statistics Canada Table 18-10-0289-01 (Building Construction Price Index). Development charge rates are sourced from official municipal by-laws and published rate schedules. LandVault does not warrant the accuracy, completeness, or currency of this data. DC rates and construction cost indices change frequently — always verify current rates with the relevant municipality and current market pricing with local contractors.

5. Intellectual Property

All content, software, data compilations, visual design, and written materials on LandVault are the property of Solar Muster Inc. and are protected by copyright and other applicable intellectual property laws. You may not reproduce, distribute, or create derivative works from any LandVault content without prior written permission.

Purchased estimate reports are licensed for your personal or internal business use only and may not be resold or redistributed.

6. Prohibited Uses

You agree not to:

• Use LandVault for any unlawful purpose or in violation of any applicable law.
• Attempt to scrape, copy, or systematically extract data from the platform.
• Interfere with or disrupt the platform's infrastructure or security.
• Misrepresent LandVault estimates as professional certified cost reports or submit them to financial institutions, municipalities, or regulators as such.

7. Limitation of Liability

To the maximum extent permitted by applicable law, Solar Muster Inc., its directors, officers, employees, and agents shall not be liable for any direct, indirect, incidental, special, or consequential damages arising from your use of LandVault or your reliance on any estimate, data, or information produced by the platform — including but not limited to financial loss on a real estate transaction.

In no event shall our total liability to you exceed the amount paid by you to LandVault in the 12 months preceding the claim.

8. Governing Law and Jurisdiction

These Terms are governed by the laws of the Province of Ontario and the federal laws of Canada applicable therein. Any disputes shall be subject to the exclusive jurisdiction of the courts of the Province of Ontario.

9. Changes to These Terms

We may update these Terms from time to time. We will post the revised Terms on this page with an updated effective date. Continued use of LandVault following a change constitutes acceptance of the revised Terms.
